Common issues we fix
No hot water at all
Gas units: pilot outage, thermocouple, gas valve, or a tripped ECO (Energy Cut-Off). Electric units: tripped high-limit, bad upper element, or a failed thermostat. We test the whole chain to find the actual cause.
Lukewarm water or short showers
Dip tube failure, sediment buildup reducing capacity, or a bad lower element on electric. Sometimes a bad mixing valve on a recirc loop. We measure inlet/outlet temp and diagnose from there.
Rumbling or popping sounds
Sediment buildup at the bottom of the tank. We flush the tank, inspect the anode rod, and give you a real timeline on the tank's remaining life.
Leak from the top or bottom
Top leaks — usually the T&P valve, cold inlet, or hot outlet fittings. Fixable. Bottom leaks — usually tank corrosion, and the tank is done. We'll tell you honestly which one it is.
Tankless throwing error codes
Scale on the heat exchanger, dirty air filter, ignition failure, or flame rod fouling. Every major tankless brand has diagnostic codes we know cold — Navien, Rinnai, Rheem, Bosch, all of them.
Annual maintenance
Every water heater — tank or tankless — should be serviced once a year to hit its full life. On tanks, we flush sediment, check the anode rod, and test the T&P valve. On tankless, we descale the heat exchanger, clean the intake filter, and verify combustion. Under our Water Heater Maintenance Plan, this is included annually for $200/year along with 10% off repairs and priority scheduling.
